One of the things people from out of state are surprised about Orlando and the HOAs. HOA is the Home Owners Association. They are usually a monthly fee that you have to pay for maintenance of certain things in your community but it also holds you to certain rules and regulations and can be very strict. Many coming from northern states don't like the HOAs. Others find comfort in the order of things they establish.
